A lot of time, people just put Zestimates there. But we have never rented out a property at exactly Zestimate price. Instead, most of time our rents are higher , and in some occasions lower because the property could be rented out faster and annual payback is more. To achieve an optimum rental price, we developed our own combined human-machine analytics tool to see the big trends and also property specific market changes and rent forecasts.   

 

To answer landlord’s 2nd question : How long a good tenant can be found and move in? The answer is normally shorter than expected, statistically in 2 weeks, and an impressive experience was that we got a tenant on board, everything done in one shingle day. The following are why:  First of all, we have our tenant resource pool from on going property renting events and also past renter connections. Secondly, we have our rental brokers who are only finding properties for tenants, normally connected to big companies and we also have our own connections with corporate hiring agents. If we are not able to do physically, we have our maintenance and repair vendors to get them fixed with our being overcharged simply because we have the knowledge and experience.
